Yes. This is consistent with my experience. My residency card expired in February and I was finally able to renew in July (approved July 18). It was delivered this past week (~3 weeks) and valid until July 18, 2027. My wife (family member) has been unable to renew and our lawyers have said they don’t know when that will be possible. I figure it will all work out. The three year renewal is great and the Euro 177 was a huge surprise.

It will be just like Portugal if all the GVs unrelated to real estate get less than 3 years renewal and have to pay the higher fees.

Updating my recent online renewal:
2 Aug - online renewal successful
6 Aug - paid renewal fee
8 Aug - order status changed to ‘in progress’
9 Aug - order status changed to ‘concluido’
My renewal just received was 3 years. My girls had their initial biometrics in Christmas 2023 and still waiting. Very frustrating as we all applied in August 2024.
Well hopefully with the new citizenship law you will all be eligible to apply citizenship the same time regardless. In fact the longer it takes for AIMA to get your children’s cards the more you save on card fees and travel to biometrics appointments.
I just heard from someone on another group that has held a real estate GV for 8 years, they can access the online renewal but the fee they are quoted is the GV renewal fee (over 3600).
Does this mean the lower D2 fees were just a brief anomaly? Has anyone else done automatic renewal in the last few days?
Ah gutted. It did seem too good to be true…
Seems not just ARI investors whose type of investment is real estate or bank deposit have received D2 permit post Oct 2023, some ARI investors who have invested in fund(s) have been issued D2 as well and paid 177 euros.
Curious how AIMA is able to classify real estate vs non real estate funds. There is no public database to check.

My D7 residency card expired 22 Sept 2024. Does anybody knows at what quarter the SEF (AIMA) automatic online renewals are currently at? I check on a daily basis, but it is not open for me yet.
Update on my recent online renewal:
2 August 2024 - Successful online renewal, DUC generated immediately
9 August 2024 - Paid DUC
25 September 2024 - Attorney collected card from AIMA Lisbon office*
- the date of the card is 9 August 2024 (date DUC was paid). Not sure exactly when the card was generated. It should have been mailed to my attorney, but just last week my attorney advised that the card was apparently sitting at the AIMA Lisbon office. The attorney picked it up in person. The expiration date is 9 August 2027 (three year validity).

Hi all, our cards are due for renewals in December 2024. Any updates on renewals for investor and family members? My lawyers told me online renewals are open for cards expiring June 24. Also the cards that are been issued now, are they 3 years cards for the investors of real estate? Any clue guys? Thanks in advance.
@rockavisiter - Per your last question… Yes, the renewed cards are for 3 years. Background: I am the primary card holder and we have invested in real estate. My card expired in Feb, 2024. I was finally able to renew online on July 15. It arrived via mail on Aug 8th. It has a validity until July 18, 2027 that likely coincides with the date my payment of 177 Euros went through. My spouse has not been able to renew as of yet.

Hi everyone, Can anyone please let me know that if the card is expiring in January 2025, will it be possible to renew it automatically or should the appointment be booked? As per the information from many golden visa holders , currently the expired cards are renewed automatically but about if it expires in January 2025. Can anyone provide some input on this. Thanks in advance.
The government has extended it to June 2025. Usually they will open online renewals at the last minute. Wait and see.
