I donā€™t know who writes this stuff for TPN, but they clearly have no clue about the ARI. It just seems to be regurgitated briefings by real estate lobbyists complaining about ā€œthe end of the Golden Visaā€.

President Marcelo today revealed that he has already promulgated the More Housing bill:

That means that itā€™s just a matter of very few business days until the law will take effect (still pending the official publishing).

In other words, if youā€™ve invested but not submitted your application, submit it ASAP!

I, for one, am glad to see this law finally passed and signed to law. This will finally put an end to the scourge of money laundering and now, after too long of a delay, housing will become affordable once again. But even if it is not provable that golden visa applicants are money launderers and the cause of housing shortages, and even if the price of housing does not decline, surely there can be some other group of people who have no representation or voice and can be blamed for the continuing problems facing us.

Unfortunately , not really. I think for the next few months the mantra will be ā€œwait for the regulationsā€

However the prime minister has assured that there will be no retroactivity what this means in practice isnā€™t entirely clear.

Bottom line : you will be able to renew but cannot know what exact steps are needed

Agreed. On the bright side, when it comes to renewals, conversion to D2 seems to be automatic - it doesnā€™t involve the famous ā€œentitiesā€ verifying anything. But SEF/AIMA currently has no processes to cover the new regime, so Iā€™m guessing theyā€™ll suspend real estate ARI renewals (and applications) until they get new regulations and re-write their manual.

If you already have your first card, the good news is that I believe the clock is ticking regardless ā€¦ so if you have a 2 year card validity gap due to SEF messing around, thatā€™s just one less card you have to pony up money for.

But if you donā€™t have your first card, especially if youā€™re just applying now ā€¦ ouch.

Possibly but since the law states that essentially ā€œthere is no impact in prior applicantsā€ itā€™s possible they may just continue as before without waiting for new regulations . After reading the new law Iā€™m not 100% sure they will convert existing cardholders to a d2 . They may just have existing stay as ari and any new applicants are d2

So thereā€™s been discussion on converting ARI renewals to D2. But that might be forgetting the fact that ARI still exists for cultural/artistic and fund-non real estate investments. Iā€™m guessing since these other non-RE categories still exists, there is a high possibility that ARI renewal for RE could be grandfathered. Iā€™m a bit optimistic here.

:warning: The More Housing law will be published in the official journal tomorrow (Friday) at 9 am Portuguese time, meaning itā€™ll take effect the following day.

So if anyone is still trying to get their application in they only have until tomorrow (Portuguese time)!

What if my application (I am the principal) was submitted to SEF on 30/9/2023, but the applications of my family members have not been submitted. Must the applications of my family members be submitted by 6/10/2023. Otherwise, they can not get the GV as me.

RF protocol is unaffected, you can add dependents at any time.
