Property investment in Portugal - good accountant recommendations?

Got this apartment to qualify for the golden visa - still haven’t seen anything yet - and wanted to know a few things like whether initial furniture is a capital expense or can be offset against revenue for tax purposes, whether cost of maintaining the investment such as travelling, accommodations is deductible, etc.

Anyone has a good accountant to recommend please? Have the NIF representation guys but apparently they don’t deal with this.

Thanks a lot in advance!

I would first look for some official rental property income tax guides from AT, I assume they publish them in a fairly easy to understand form.

Hi thank you - who or what is AT?

AT = Autoridade Tributária, aka Portugal’s internal revenue service.
They post guides through their Portal das Finanças.

In relation to the specific items in your question, it looks like the furniture is NOT deductible, while the other pieces you mention may be deductible:

Thanks - looks like furniture is a tax ‘nothing’, i.e. not deductible against rental income or against final property sale price over the initial. Interesting. In the UK the initial furniture is a tax nothing but not subsequent like-for-like replacements.
