yep.

i just hope we continue to have the pleasure of dealing with SEF - i.e., this proposed retroactive application of new GV rules doesn’t actually happen to us poor people who already applied and are in the process.

Fingers crossed that SEF’s replacement, APMA, is even a tiny bit better!

I don’t know why is there even a Pre-approval, can there bit of less red tape. It has been 16 months since the money is invested.

The law passed last week, the transition period will be six months from now.

update here - the lawyer received the updated land registry certificate and attached it to my application.

application is back to Aguarda analise :frowning:

how long before it moves to aceite?

Our lawyer has just notified us that they are seeing people from dec 21, 2021 getting pre/approval AND biometrics appointments April-May of this year. They said we are very close to getting ours but we applied literally the last day of December so I’m not so sure. Anyway, just letting you all know there is movement still. We will be in Portugal in August and October and just praying something miraculously lines up for us!!!

i don’t know whether i was the only “lucky” applicant that was requested to submit a new copy of the land registry certificate (probably not … but it always feels like one is the “luckiest” when it comes to these things), but i hope my move back to Aguarda analise is extremely temporary and i get the pre-approval and biometrics like your lawyer is seeing for 21 dec 2021 applicants.

I was in the same boat last year. About 7 months after my application (Oct 21), SEF asked for a document related to a venture capital fund which they wanted in a particular format. The document was duly uploaded, and I had pre-approval about a week later. But one other person posted a longer timeline. So it’s tricky to give you a timeline that you can rely on :smiling_face_with_tear:. I hope it will be fast! As somebody has already pointed out, it’s already good news that they logged in the document you sent!

Have not seen any recent Pre-Approvals. It is always nice to see such posts for they keep the hope alive.

It may be useful for people to ask their lawyers what their firms are seeing regarding pre-approvals right now.

our application was looked at by sef last week but was missing a document (my lawyer forgot to submit it at original submission :rage:

it is now submitted and we are back to “awaiting analysis”.

our lawyer assures us that it will move to “approved” very soon.

we submitted the application on 27 December 2021.

Are there a lot of applicants in 2022?

I submitted my application a couple months ago and was wondering whether after processing the 2021 waves, 2022 would be a lot less people.

the claim is that there are far fewer 2022 applications and that sef should get to them “quickly” - whatever that means.

Nobody knows. It is believed that nothing could top Dec 2021, as it seems most people preferred investing in real estate at the $250k level or whatever it was before the rules changed. My lawyer says the 2022 volume was dramatically lower…

But SEF didn’t really accept online applications until June 2022 or so, so there could be another big pile waiting. Data from this forum, which is admittedly limited, shows very few people applied in 2022 vs 2021. Here is my thread on the subject: 2022 Application Analysis and Discussion

I made that thread 2 months ago when SEF was processing December 19th, 2021 applications. Just this week someone posted their Dec 27th application was processed by SEF. So that should give you some idea of the scope of the Dec 2021 clusterSEF.

My hope as an October 2022 ish applicant is that I receive pre-approval within 12 months from application date. And based on recent trends, possibly get invited for biometrics in Q1 2024. Some Dec 2021 people received pre-approval in Q1 this year and have already made / completed their biometrics appointment, so that is very positive movement.

edit: I wonder how big of a spike the end of the program will cause…
