HOW-TO: GV Automatic Online Renewal Procedure (Jan 2023→)

I c, didn’t know about 48 hours waiting period. I have reached out to my lawyer, since its weekend, there might be some delay.

Can anyone confirm if the latest online renewals were using the old sef.pt website? Or if there is some new AIMA site? Thank you.

@ouronomad same sef.pt website linked in the instructions at the top of this thread:

Does this recent round of discussion here mean that many of you are renewing online through the sef.pt site? I am a GV holder who bought property several years ago and have a card which expired in May. I’ve been checking daily on sef and it always says (in Portuguese) that my residence card is not permitted to use automatic renewal. Is there some trick I’m missing?

Given I paid 3627,70 EUR for my last renewal, I don’t think anyone should be asking their lawyers to question AIMA about the new fees

I don’t think there is any trick. But you could try log out, clear cookies, log in again. Or log in using a different browser.

For me it already changed a week back from saying my residence card is ineligible, to letting me submit automatic renewal, but giving an error. And then today finally letting me submit without error.

Sounds like your card may just be missing from their database. You can wait, or try contact AIMA (yourself or via lawyers), or submit a complain through Livro Amarelo.

Would reduced DUC payment of €177.40 Euro for an online renewal means, the applicants are eligible for a reduced rate permanent residency application? Is this applicable for only direct real estate investments? Interesting to learn the Mercan investments have been classified for this category, is it applicable for all the RE funds too? Just curious to understand whats going on.

What’s going on is all GV categories affected (discontinued) by the Mais Habitação law of Oct 2023 are now being renewed into a hybrid D2 as per article 42 of the said law.
And one unexpected consequence is that D2 renewal fees charged instead of GV ARI fees (I would have thought they’d continue to charge ARI fees due the new D2 being hybrid).

If your application to issue or renew a now-discontinued ARI was made before Mais Habitação coming into force, your corresponding issuance or renewal will still be charged with the ARI fees (but thereafter they will be converted at the next renewal)

Or just consider it a discount for the grief the GV process inflicts on its victims. We are all already contributing more than most to the PT economy…certainly more than AIMA employees.

Then my question is, to anyone reading this, am I the only one among us who is still being told they’re ineligible for online renewal?

I have my GV from a property purchase in 2018 and this should be my third renewal. And yes, I qualified to apply for nationality, but during the next two to three years, while I wait for that to be processed, and while I am in fact living in Portugal full time, it is rather distressing to think that I’m alone in being unable to renew my now-expired residency card.

@Lourenco Check on AFIP facebook group. There were some reports of people being unable to do a third renewal using automatic online. Let us know what you find.

Is it only valid for first time online renewals? If you renewed online last year, you may not be able to renew this time? I’ve read it on FB groups…Could anyone confirm ?

Thanks @anonymous69. Sadly I still get the error. Looks like I may have to consider a lawsuit eventually if I don’t get an appointment.

AFIP is only relevant for D7 visas. I’ve had several posts disallowed or deleted for posting “wrong” information, since my information applied to ARI visas, such as the criminal certificate requirements, which apparently are different for different visa types. The moderator even told me (after an argument with her) that they don’t really cater to Golden Visa holders.

Hello, I am also in Mercan’s project and I am one of the 25 investors in Hotel Casa das Lérias. May I ask which project you are in?

There are several people with GV in the group but D7 is definitely the majority so if you post there you should tag your post with #goldenvisa tag and mention GV in the first line so that you don’t confuse D7 holders.

I think there is room for posts relevant to both groups but you must use tags to separate them out.

Maybe so. But I was threatened with expulsion from the group for posting “false information” regarding GV requirements, which resulted in a long–and quite condescending and rude from their side–argument in which I was repeatedly accused of lying (about needing a criminal certificate for every in-person renewal appointment, which is not a lie) and had to prove my case. So I have stopped posting there and don’t bother reading the mass of D7 information which is mostly irrelevant to me. This is why I come to NomadGate, where every bit of information is relevant.

That’s quite strange to hear as the admin of that Facebook group was actually the one who spread misinformation about the Golden Visa a few weeks ago that it was going to be canceled sending us all in panic mode. Then never mentioned the source of that or apologized later and said that that information was incorrect.

DUC Payment needs to be made after 48 hours or after 2 business days?

Thank you

That has already been discussed a few posts up the thread👆
