can you please elaborate on the family unification route please? ive been very busy and not well informed on this subject. thanks!

The person who makes the investment is the ARI applicant. When you include family members with your application, technically you are applying for family reunification under Article 98(1) of the Aliens Law. With the ARI itā€™s a simultaneous process, so you all end up with residents permits at the same time.

In your case, check with your lawyer about the process for adding your spouse onto your application. Iā€™m not sure if this is done while your application is pending, or when you receive your initial permit.

thanks for this Chris. but i already made the investment (dec21) & applied alone. i didnt include anyone in my initial application. can i do it afterwards? is it a lengthy process?

Article 45 does not affirmatively include family reunification like article 44 does. That is one of the things that needs to be pushed to PAIIR when they use their petition to get a seat at some of the tables.

It would be stretch (not impossible) to try and use the language of paragraph 1 or 2 of Article 45 as well as what is in article 44 to make a case that family reunification is allowed for those somewhere in the process, but not approved when the new law comes into effect.

These news articles are so misleading, they talk about ā€œinvestment in Marchā€ but are actually referring to investors whose cards were issued in March, who probably applied back in 2021!

This is going to happen every month for the near future I bet, since this data regards final approvals rather than applications.

Imagine when Dec 2021 people start getting final approval! They probably have another 12+ months to wait.

It is not clear (to me at least) why your spouse hasnā€™t applied yet. Are you waiting for some paperwork (eg apostilled marriage certificate or some such)? If not, your spouseā€™s information can be uploaded at the same time as you (or immediately thereafter). The manual that SEF uses https://www.sef.pt/pt/Documents/Manual_ARI_2017.pdf states in section 4: Reagrupamento Familiar (RF) that "O pedido RF pode ser formulado em simultĆ¢neo com o de concessĆ£o ARI do familiar/investidor, mas estĆ” sempre condicionado ao deferimento deste. ie the request for the family member can be made simultaneously but will always be conditional on the main investor.
In short, you do not need to wait for your pre-approval in order to add your spouse. Since you state in a later post that you applied in Dec 21, you can still add the spouse now, and do not have to wait.

This is correct. We are US Citizens that have been living abroad for 15 years and have properties in a couple of countries. You are a tax resident once you live in a country 183 days. We currently live in Europe and pay taxes in our country of residence. You have to pay US taxes on any shortfall in the percentage you would pay if you lived in the US. As an example, when we lived in Hong Kong the max tax rate was 15%. We paid that in HK and then paid US taxes up to the rate based on our overall taxable income (minus EIC). You only need to pay taxes in another country if you earn income there, have a house rental, etc. You will also pay US taxes for any dividends, interest, sales of US stocks, etc.

This article feeds the governments narrative by the last line in the paragraph, " Last month, 163 golden visas were granted according to Lusaā€¦ Again there were no ARIs granted via job creation." While statistically accurate, the facts have shown for instance that real estate rehab through companies like Mercan generate 100ā€™s of jobs in the short and long term. This needs to be called out because this is how GV got a bad rap in the first place.

Seems to be that the high-end near-new build exclusives like that of Stone Capital might hold price, but others that are mere renoā€™s or existing places previously inflated for ARI buyers are starting to be discountedā€¦

seems too early. wonā€™t be until itā€™s too late for anyone to buy and still get the GV.

I doubt anything above 500 will drop much. Maybe stuff at around 500.

I could only wish. I shoulda bot a couple years agoā€¦
