WIKI: HOW-TO: Golden Visa Renewal Mega Thread (January 2025 →)

No. That was my next question. How do I pay, and has anyone managed to change the appointment date?

My lawyer has confirmed you are correct. She was using an old fee sheet, apparently. Still, it is much, much lower than we were expecting when we started this process 4 years ago.

It was through whichever one allows both the main investor and the family. IIRC, one only allows the main investor? If both allow the family, then I don’t know.

My lawyer is quoting a fee of €3080 euros per person for the renewal. Has anyone actually paid the lower renewal fee of €181 since the new process was introduced in the last month? I see some people in this thread stating that their lawyer told them €181.50 but I don’t see any reports of anyone actually paying this lower fee recently. To the contrary, one person posted a receipt showing the €3090.40 renewal fee from June 2025. Seems to suggest that the renewal fee will not be 181 euros?

Because both fees are valid and depend on the type of renewal, the lawyers quote the higher amount just “to be on the safe side”.

It would be very helpful if someone who paid the lower amount could share the image of the receipt. I have my renewal scheduled for October and it would be very good to have a receipt from an acquaintance to argue if AIMA wants to charge the amount of EUR 3,090.40.

If the Golden Visa was granted in any of the options below, you should pay the lower amount and convert it into an entrepreneur visa in accordance with Art.89º

i) Transfer of capital in an amount equal to or greater than €1.5 million; (REVOKED)
iii) Acquisition of real estate with a value equal to or greater than €500,000; (REVOKED)
iv) Acquisition of real estate, the construction of which was completed at least 30 years ago or located in an urban renewal area, and the execution of rehabilitation works on the acquired real estate, in a total amount equal to or greater than €350,000; (REVOKED)

I have seen no evidence in the last few months of any renewal at the lower D2 fee. To the contrary, the wiki here notes that AIMA intends to charge the higher ARI fees. IIRC, this comes directly from a meeting between PAAIR and AIMA back in February or March of this year.

It’s also directly supported by someone with a real estate investment who posted a receipt of paying the higher fees.

This seems to be a direct violation of the law if its true.

I can’t help with the receipts, etc. but I am aware of two actual cases within my group who have paid the lower fee - one a couple of months back and another just two days ago. Both were in the 350k rehab real estate category. Hope this helps.. our lawyers have also collected the higher amount from us to be on the safe side, as Tommy too mentioned.

Can you share the location of the AIMA that was renewed 2 days ago? In which city?

My personal experience is that real estate renewals are at the lower D2 fee of €181.50. There are 3 first-hand pieces of evidence right here in this thread:

There is one contradictory experience from Jim Hock but there were special circumstances due to which his lawyer did not argue the point.

My appointment was in Évora on 1 September and I paid €181 and my husband’s appointment was on 11 September in Portimão and he also paid that amount. Our GV is property investment which we’ve had since 2017.

Lisbon afaik.

Can’t make edits to the wiki because I don’t see an edit button, but the wiki section on fees needs an update in the light of the above posts @portugalwanderer

Hi all!

Has anyone of the recent applicants for the renewal already received their cards? Or do you know of anyone who has?

My lawyer applied for us through the ‘contactenos’ site a few days after you but we haven’t heard anything back yet. Had your card already expired or about to?

I just got a renewal appointment for January 8th, and yes says I don’t need to be there in person. 4.5 mths from request to appointment.
Thing to note is my current card doesn’t expire until mid Nov. Lawyers advice was we could make the request up to 3 months in advance of expiry, which is how things used to run before automatic online renewals, so good to know that is now an option.

Dependants’ appointment also received, approximately 3 weeks after requesting via contactenos.

Lawyer went today (appt scheduled early Aug) and got mine for 181 but says AIMA could ask for more before they cough up the card. Still scheduling for my wife.
