New online ARI renewal process (Feb 2026)

My kids do not have NIF but for creating an account for them in the new renewal portal it is required. How else can you do without it?

My dependents did not have to create accounts in the new platform. Accounts initially created years ago in Sef platform in which nif was not required. I only used ā€œretrieve passwordā€ in new platform to reset a password and log in. Of course, things changed now. Nif is probably mandatory to create new account in a new platform.

Here is what I can say for sure about fees:

  • for those who invested in real estate, the main investor profile appears as H71 - ArtĀŗ 90/A - Atividade investimento (ARI) Imob. The mention Imob equals real estate. The fee the portal asks for is 185,60€. Below are the screenshots from my close relative who is in this position. I logged into her account personally and paid the fee. She is now in the upload document stage. So please don’t believe anyone who tells you the fee changed back to thousands. It’s simply not true.
  • For dependents of the main real esate investor, however, the system now displays F2C - ArtĀŗ 78 - Renovação familiar ARI and asks for 3.709,00€ per applicant.

I have three dependent applications stuck in limbo - The message says applications will be cancelled if unpaid within ten days. The reality is different: the DUCs were generated February 17 and they are still not cancelled. I am waiting for SOMETHING to happen.

Meanwhile, I know other people who, just like live2learn, try to submit applications for dependents (on march 10th) and the system put them on hold (not generating DUCs).

This suggests to me that someone behing the system realised the DUCs for dependents were being generated with wrong amounts and has put the whole thing on hold, trying to figure out a solution. But that’s because I am very naive and believe people in this world, including AIMA, are good. I just find life easier to live this way.

My lawyer handled my renewal process. He paid €181.50. However, he said he couldn’t renew for the dependents I’m responsible for and that he sent a notification to AIMA. But he also requested €181.50 for family members. We’ll see if this figure is correct if the renewal is successful. The main investor profile appears as 75/2 - Alteração dados ARI Imob - 78 - Renovação.

I’ve also been very happy with NSM overall - they are pretty responsive, and have a helpful perspective on things. I created an account on the AIMA renewal portal myself, and then reached out to them, and they gave me a link to upload the documents and helped me to understand which ones I need. (We are also working with them for the citizenship application, and they have a similar document upload portal for that.)

The only glitch that we have encountered is that we also did a pre-paid package for all 4 of us (main investor + 3 dependents), and their financial office didn’t have any record of that, and so they asked me to pay again. That was a bit frustrating! I’ve managed to dig up all of the records of that package and the payments (first and final) on it, and just sent it in on Friday, so hopefully that will be resolved by Monday or Tuesday, and then we can proceed with my renewal.

My lawyer wrote that the account registration process could not be completed due to technical problems on the platform, but that they had reported the situation to the relevant authorities and that the process could continue once the technical obstacles were resolved.

I have the same issue. My lawyer tells me it is only open for main applicant and not for dependents yet.

It looks like AIMA froze everything for dependents. No new DUCs, all payments on hold. Maybe they are trying to solve the bug in their system. Let’s hope.

Please update us if either of your dependents’ profiles moves in any way.

To use the new online renewal system, do you need to have access to your original SEF account log in details? That was set up by my original lawyers who I’m no longer using…

I am the main investor and my lawyer is still not able to register my account for the renewal.

If your original lawyers used your email addresses (each card would be signed up for the SEF portal with its own address), then you can reset the passwords in the ā€œrecuperate passwordā€ area. You can also try to create a new account on the portal. Try everything.

It’s tricky to access the system. Read all the posts in this forum for different tricks used. (Reset password, enter an old card number, etc.) Try them all. Maybe one of them will work for you.

Update:

Dependent 1: DUC paid on March 4th. Still stuck at payment stage.

Dependent 2: renewal request submitted on Mar 12th. Today March 16th it moved to payment stage. Duc was given and also paid (3789,90 Euros) in same day today. Let’s see what’s next….

Not sure why my renewal fee is 89.90 Euros more expensive than Boris’s. But I am not going to find out and fight against the Rock!

Update:

Dependent 1: renewal request submitted and DUC paid on same day March 4th. Still stuck at payment stage.

Dependent 2: renewal request submitted on Mar 12th. DUC paid on March 16th. Today March 17th, it moved to Document stage…

I have successfully rectified nif and new address (with confirmation email indicating that these datas have been updated). However I can see that in the system it still shows the old address and Nif number is blank. I wonder if now I upload all documents, the new card will be sent to old or new address? I think it will be sent to old address which is the lawyer’s one (I have stopped using their service)… So now, maybe I will have to make sure that the Rock updates new address first…But, only God knows how to communicate with the Rock…

Another dilemma…

Thanks for keeping is up-to-date on these absurd events.
On the Brazilian immigrant forums, the solution to the address issue seems to be:

  • Procceed with uploading the documents and submit the file.
  • Also email AIMA telling them again to change address.
  • Fill out contact forms again and again with new address.
  • Go to CTT and subscribe to mail forwarding service.

And then wait and see. The CTT mail forwarding service seems to catch cards sent to old addresses.

  • Email was already sent to the Rock ( geral @ aima. gov. pt )) about 3 weeks ago but as usual no response so far.
  • Contact forms have been done twice to make sure. Confirmation emails issued the Rock was sent to me twice according to two different request times. Once about 3 months ago. Other one was sent to me 1 month ago.
  • CTT is surely the only thing we can take full control of. Yes, I am going to do CTT and maybe I will even test by sending one email to the old address to see how CTT forwarding works. Thank you very much again for your advice!!!

I’m trying to understand the conflicting advice on this thread from people using things like password recovery.

For people who were able to set up an account, did you use the same email address you have used all along the process, or were you able to use a new email?

We tried to create an account but are getting a few different error messages, including one that says that an account for that residence permit is already registered with a different email.

Trying to work out if the AIMA portal is linked to old SEF accounts, so maybe is attached to our lawyers email.
