Hey, I had my lawyer be my tax representative when I first applied for my GV. They’ve been doing this for me for the past 4 years. In July 2025, my wife and I had our biometrics and made the payment, but we are still awaiting our residency cards.
I understand that as long as I don’t have my cards, I need a representative. And because it is just me on the title deed then my wife won’t need a represetnative.
Can someone confirm my understanding please? And has anyone tried any of the online tax representatives? (I changed my lawyer so I either move tax representation to new lawyer or hire an independent one but not sure which to use)

I have access to the portal, but can’t figure out how to see my tax liability online - the GV legal firm charges me €1200 and my property taxes are appproximately €500 yearly. I’d love to ditch the legal representation and just pay myself but can’t figure out how to calculate. The fincas site just says I don’t owe anything, but I clearly do.
If anyone can direct me to where/how I can figure this out, I’d be super grateful. It’s insane to be paying that amount of money for nothing. We’ve already thrown away too much money on the GV scheme.

Then you can pay IMI yourself on Portal das Finanças. Assuming you are not a tax resident, and IMI is the only taxes you owe to Portugal, then it’s a 30-second job each year, and definitely not worth paying someone 1200EUR for.
I have property and pay IMI (property tax). This can be easily monitored at Finance Portal (login with NIF and password, which you can get from your attorney) and paid with the payment number. This does not require any kind of tax representation.
I also have the leaseback agreement, so I have to pay IRS (income tax) as well. This requires the submission of the declaration and (eventually) some communication with tax authorities if they have questions to your declaration (like if somebody messed up with mixing financial year 2015 and 2025). This I better give to accounting firms. In my case it costs 250 EUR per year.

To clarify if you are non EU, and receive minimal dividends that are not triggering any tax requirements do you need to even have a Tax representative upfront ? how do you track your notices if you don’t have a representative and live outside EU? Any recommendations of Tax representatives that anyone has had good experience with and reasonable charges ? (am assuming Euro 500 should be reasonable). Thanks
