How many estate agents are involved in a transaction

Hi Everyone —

I am new here and starting my due diligence for the GV program. How many estate agents are involved in a transaction?

From what I’ve read so far, it seems that there is only one single agent representing the sell-side. The buy-side is represented by their own attorney. The commission (5% - 10%) comes out of the sell-side but is usually baked in the asking price.

Is the above accurate? In the US, there are usually 2 agents on a transaction and they split a 6% commission.

I believe the commission is usually 5% (not 10%), and this is either fully kept by the seller’s agent or split with the whoever is representing the buyer (e.g. it could be another real estate agent, GV service provider, etc).

I’m not 100% sure about this (not something I’ve looked into in great detail), so great if someone else could confirm.
