Portuguese tax filing for US citizen residing in the US

Hello.
We are US citizens currently working and residing in the US. Our only source of income in Portugal is our long-term rental apartment in Lisbon. We are Golden visa applicants (I have my residency card but family still waiting). Would really appreciate recommendations for reputable and reasonably priced accountants to help us with our Portuguese taxes. When is the deadline to file? Thank you very much for your help.

You don’t get to write off many expenses in Portugal so don’t expect to save on your taxes. Do your US taxes AFTER you file your Portuguese taxes, this way you can write off/deduct what you pay in Portugal from you US income. I took the depreciation and the expenses on my US taxes, so that makes the pain a little bit less painful. So, file your extensions and then file US in August or so after you pay the Portuguese government. Know that you will be paying a 28% income tax in Portugal on you rental income…and the government wonders why people don’t really want to rent their homes out. We do have to keep things legal :wink: I use an accountant Ana Correia. She speaks good English, very reasonably priced and is really responsive, which is good for there. LOL Best of Luck!

Yea, it’s interesting to compare that with some countries a bit further afield :slight_smile:
I know one that charges 10% but if the rental income is ‘too low’ it would be exempt.
Another charges 30%+ smth in theory BUT effectively that comes down to approximately 0% after depreciation, renovation, etc. etc. allowances are offset, which lasts for ‘only’ 5 years, but then after 5 years the CGT on sale comes down to zero :sunglasses:
It almost makes you think like they want to attract investors… :smile:

Thank you for your reply. As far as registration I think lawyer/real estate person did I will double check. What do you mean by registering payments monthly? We have a great person that does the rental management for us. How would we qualify for the tax extension in US? just having a rental in Portugal??
I think we found someone but would appreciate your accountant’s information. About how much does she charge?
